What kind of land leads are we looking for?

We are interested in land opportunities throughout markets we serve, including:

Vacant residential lots

Infill development sites

Multifamily development sites

Commercial or mixed-use land

Assemblage opportunities

Underutilized properties with redevelopment potential

Properties that appear vacant, distressed, under-managed, or underbuilt

Land owned by someone who may be open to selling

Off-market, pre-market, expired, withdrawn, FSBO, or publicly visible opportunities

Even if you only have an address, parcel number, owner name, or basic information, send it over. Prodigy Residential will evaluate the opportunity and decide whether to pursue it.

How you can benefit

For eligible land leads accepted by Prodigy Residential, Finder Fees are generally based on the size and quality of the opportunity.

Type of Land Opportunity Potential Finder Fee

Small lot or basic land lead $1,000

Infill lot, small development site, or strong owner lead $2,500

Multifamily land, redevelopment site, or high-value off-market opportunity $5,000

Larger development site, assemblage, or strategic land opportunity $10,000

Exceptional opportunity approved by Prodigy in writing $15,000–$25,000

Finder Fees are paid only after the transaction closes and only after Prodigy Residential receives its commission or compensation from the closing.

All leads are subject to review, acceptance, and a signed Finder Agreement.

Tell us if you know the owner

Ask an owner for permission to introduce us, if you already have a relationship with them

Let Prodigy Residential handle the real estate work

Please do not:

Contact owners on behalf of Prodigy Residential

Cold call, door knock, mass text, mass email, advertise, or solicit owners for us

Discuss price, commission, listing terms, sale terms, value, timing, or deal structure

Negotiate with anyone

Ask anyone to list, sell, buy, lease, or transact through Prodigy Residential

Represent yourself as part of Prodigy Residential

Prepare, review, explain, or obtain signatures on real estate documents

When is a Finder Fee paid?

A Finder Fee may be paid when all of the following occur:

You submit the lead to Prodigy Residential

Prodigy Residential accepts the lead in writing

The lead is not already known to us

You comply with our Finder Guidelines and Finder Agreement

Prodigy Residential obtains a listing, representation, or other compensation agreement connected to the property

The transaction successfully closes

Prodigy Residential receives its commission or compensation from the closing

Payment is legally permitted

No fee is earned just because a lead is submitted, accepted, discussed, evaluated, listed, or placed into escrow. The transaction must close, and Prodigy Residential must be paid first.
